This 120 unit residential building located in Los Angeles, California was involved in construction litigation when it was only two years old because the exterior envelope began to leak like a sieve. Doors, windows, balconies, roof, pool deck, subterranean garage and exterior details were the source of constant moisture intrusion causing problems such as wood rot, staining, flooding, damage to personal property and reduction in the value of the individual units and the building itself. XL Services was hired as consultants to the general contractor making the repairs to this building. This two year project required numerous directives and site specific recommendations in order to facilitate the repairs. This service included working closely with local building authorities and other design professionals, on site training, quality control inspections, and providing written specifications and details of custom repair solutions for of the below ground waterproofing, built up roof system, windows, doors, decks, stucco, fountains, pool, spa, landscaping, scaffold installation, methane barrier and venting, asphalt patching, and replacing of concrete walkways. We are proud to say this multi million repair project nightmare had a happy ending.
